About this mortgage broker website template
A complete site for a whole-of-market mortgage broker: fourteen built routes covering three mortgage product pages, rates, fees, regulatory information, contact, privacy and a two-post notes section.
Seven painted colours over a violet ground — four of them values of the same violet — with one warm ownership amber carrying the filled courses, the fee and the CTA and nothing else. Epilogue against Azeret Mono.
The signature move is the house becoming yours. One drawn house elevation rides the whole document, complete from the first frame. Scroll is the term: month 0 at the top, month 300 at the foot, and its 48 brick courses fill from the standard annuity recurrence — so the page starts as the bank’s and ends as the buyer’s. The control is a product page: interest-only runs the identical gable over the identical scroll and never fills past the deposit courses, then the balloon.

The design decision
Every template in this catalog is loud in exactly one channel and deliberately quiet in the other three. That single rule is what stops 62 different worlds reading as one design system in different paint.

Questions
Is the amortisation real?
It is the standard annuity recurrence over a 300-month term, which is why the first courses take so long to fill — and why the "your first five years barely move the balance" article lands. The interest-only control, which never fills past the deposit, is the same drawing with a different payment structure.
I am regulated. Is the compliance side handled?
The regulatory information and privacy routes exist as real pages and the footer carries space for registration and complaints detail. Review the demo copy against your regulator’s rules before publishing — the illustrative figures in particular.
Do the rates update automatically?
No. Rates are content you control, which means the page loads instantly and you are never showing a stale feed as though it were live. Updating is editing a data file and rebuilding.
What exactly do I get for $49?
Access to a private GitHub repository holding the complete Astro source of this template — every route you see in the preview, the content model, the images and the tests. Updates arrive in that same repository.
How many sites can I build with one licence?
As many as you like, for yourself or for clients. The licence is per buyer, not per project. The one thing you may not do is resell or redistribute the source as a template, theme or starter kit.
Do I need to know Astro?
It helps, but the common case is editing content and colour. Content lives in typed objects under src/data, colour lives in one @theme block, and npm run dev shows the result. Deploying is a static folder — Cloudflare Pages, Netlify and Vercel all take it as-is.
Is anything loaded from a third party?
No. Fonts are self-hosted woff2, there is no analytics, no tag manager, no CDN script and no external CSS. The build ships static HTML under a strict Content-Security-Policy.
